- Creating the concept based on the location, demographic makeup of the catchment and presenting a design brief for the architect. They will work closely with the architect to create a concept drawing based on the design brief and present to the developer for inputs and approval. The concept will be further developed to a schematic and prepared for approvals to authorities. LR&MMC will continue to provide inputs towards efficient services, aesthetics and functionality of design development from the vast experience in designing and operations of some of the finest malls.
- The asset planning based on the rental matrix to maximize the yield is the main strategy while planning the experience mix. Based on the ideation, an experience mix will be created which would offer a reason for the customers to congregate and for consumption to take place. The next step in the making of a mall is to engineer the trade mix from and out of the experience mix. This is an intense exercise that starts from the catchment, is influenced by the experience mix, cultured by intuition and seasoned by imagination.
